General Conditions of Sale and Service
1. Purpose
These general conditions govern the services offered by the CHIC Immo real estate agency, specializing in transactions, rentals, valuations and real estate advice.
2. Services
The agency offers a full range of real estate services, including:
- Sale and purchase of real estate
- Long-term and seasonal rentals
- Real estate appraisal
- Personalized real estate advice
3. Mandates
Some of the agency's assignments are governed by a written mandate (simple, exclusive, or semi-exclusive), signed between the client and the agency. This mandate specifies the respective obligations of the parties, the duration of the contract, and the fees. The client acknowledges that the mandate is essential for the performance of the services provided by the agency.
The term of the mandate is defined in the contract signed between the parties. This mandate may be terminated by either party, subject to compliance with legal terms or in the event of a serious breach of contractual obligations.
4. Fees and Pricing
The agency's fees are clearly defined and for information purposes only, the rates are as follows:
- Real estate sale:
- Fees: 5% of the sale price (excluding VAT)
- This rate may vary according to a specific agreement between the parties.
- Long-term rental:
- Fees: 75 % of the rent (excluding VAT)
- This rate may vary according to a specific agreement between the parties.
- Short-term rental:
- Fees: 30 % of the rent (excluding VAT)
- This rate may vary according to a specific agreement between the parties.
- Inter-agency partnership:
- Fees: 100 % of the rent (excluding VAT)
5. Partnerships
The agency may establish partnerships with external professionals, such as notaries, lawyers, construction companies, diagnosticians, or online platforms. These partnerships are designed to optimize property visibility, accelerate transactions, and/or offer additional services. No additional fees will be charged to the client without their prior consent.

6. Agency Obligations
The agency undertakes to:
- Use all necessary means to fulfill one's mission with professionalism
- Regularly inform the client of the progress of the process
- Maintain the confidentiality of information and data provided by the client
7. Customer Obligations
The customer agrees to:
- Provide complete and accurate information about the property for sale or rent
- Allow access to the property for necessary visits, appraisals and evaluations
- Comply with the terms of the signed mandate, including payment and termination conditions
9. Personal data
The information collected by the agency is used solely for professional purposes within the scope of its duties. In accordance with applicable laws, the client has the right to access, modify, or delete their personal data. For any requests relating to this information, the client may contact the agency in writing.
10. Disputes
In the event of a dispute, the parties undertake to seek an amicable solution. If a solution is not found, the dispute will be submitted to the competent court within the jurisdiction of the agency's registered office, subject to the applicable rules of territorial jurisdiction.
CHIC Immo undertakes to comply with all applicable legal obligations, particularly with regard to real estate transactions and rentals. The client declares that they have read and accepted these General Conditions before entering into a contract with the agency.
